Why It Exists
Remodeling Without the Chaos
Most remodels go wrong in the gaps: between the designer and the builder, between the estimate and the invoice, between what was promised and what was scheduled. The Athenian Method closes those gaps. Athenian Builders Group is a licensed design-build contractor (CSLB License #1045030) that runs the whole project with one team and commits to the price and timeline in writing before work begins.

The Five Phases
From First Call to Final Walkthrough
01
Walkthrough and Listening
We walk the house with you and listen to how you actually live in it. Where breakfast happens. Which shower everyone fights over. You get honest answers on scope and feasibility on the spot, and the estimate is free.
02
Design Direction and Fixed Scope
Layout, materials, and finishes are locked before construction, and structural and permit questions get settled on paper. Moving a wall in a drawing is cheap. Moving it after drywall is not.
03
Itemized Price and Firm Timeline
Your proposal prices the project line by line: cabinets, counters, tile, labor, permits. Nothing hides inside an allowance. We commit to the number and the schedule before we start.
04
Clean, Managed Construction
One team runs the build. Trades arrive in the right order, floors stay covered, dust stays behind plastic, and the site gets cleaned before we leave each day. You always know what happens next.
05
Walkthrough and Handover
We walk the finished space with you, room by room, and work the punch list until it meets your standard. The project is done when you say it is.
Our Commitments
The Athenian Guarantees
Fixed Price & Timeline in Writing
Your contract states one number and your dates before work begins, and both hold. No open-ended estimates, no drifting schedules, no allowances that quietly grow.
Licensed and Insured
Athenian Builders Group holds CSLB License #1045030 and carries insurance on every project. You can verify our license with the state before we ever step inside your home.
Itemized Line-Item Pricing
Your estimate breaks the project down line by line, so you see exactly where every dollar goes. No lump sums, no mystery fees.
A Clean, Protected Jobsite Daily
We cover floors, contain dust, and tidy the site at the end of each workday. You are living in your home, not on our jobsite.
Direct Access to the Owner
You talk to the owner, not a rotating cast of project managers. Reach us Monday through Friday, 8am to 5pm, and you hear back the same business day.
2-Year Workmanship Warranty
Every project includes a written 2-year workmanship warranty. If something we built fails within two years of completion, we come back and make it right at no cost to you.
The Difference
The Traditional Route vs The Athenian Method
| The Traditional Route | The Athenian Method | |
|---|---|---|
| Pricing | Open-ended bids and allowances that balloon once the walls open up. | One fixed price, itemized line by line, in writing before work starts. |
| Schedule | A rough estimate that slips week after week, with no consequences. | A fixed start date and completion date written into your contract. |
| Accountability | Multiple contracts and subcontractors, and no one who owns the outcome. | One licensed, insured company (CSLB #1045030) responsible from start to finish. |
| Communication | You chase subs and wait days for a callback. | Direct access to the owner, with same-business-day responses. |
| Changes and surprises | Vague change orders, priced after the work is already done. | Every change priced and approved in writing before we proceed. |
| Jobsite condition | Dust, debris, and tools left wherever the day ended. | Floors protected, dust contained, site cleaned at the end of every day. |

Timelines
How Long Projects Actually Take
No two homes run on the same calendar. Treat the ranges below as typical for Los Angeles projects, not promises. Plan check, inspections, and material lead times all shape the schedule, which is why your exact dates are fixed in writing before work begins.
- Guest bathroom remodel: typically a few weeks
- Primary bathroom remodel: typically 4 to 8 weeks
- Kitchen remodel: typically 6 to 12 weeks
- Whole home remodel: typically several months, depending on scope
- ADU construction: timelines vary with city permitting and are confirmed once approvals are in hand
Your contract states your dates.
